Buying a Home?

Technology Rocks!  

If you’re here its because you love the Internet as much as Wendy…so why not put it to good use for all of us! What’s most important in the beginning is for Wendy to learn about your needs and wants in order to start the ball rolling. Wendy will make suggestions regarding neighbourhoods, types of properties, mortgage lenders and more to help you find the right home for you within your budget. She’ll also talk about how you can buy a home without paying a real estate fee (Yes, you read that right!). Wendy will explain about how buying real estate in Ontario works and about the Law of Agency (having your own agent represent your interests) works. Should you need assistance with mortgage financing Wendy will be pleased to discuss mortgage options and pre-approval with you.

 

Pre-Approval:  

Contrary to what a lot of people may tell you, this is the first, most important step to take when you've made the decision to buy a home (after contacting Wendy of course :-) Seeing properties before being pre-approved is kind of like shopping for a car before getting your driver’s license! Pre-approval is a two step process - you qualify, based on your income, credit rating, financial obligations and down payment, then later, the home you wish to purchase is qualified as well. 

It's so much better when you can be relaxed because your financing has been arranged. This means you won't have to scramble to secure a mortgage when you see a home you love - especially during this fast-paced market! You never know, someone else might snatch that dream home while you are making last minute, rushed mortgage arrangements. There's nothing like crossing the Ts and dotting the Is before getting started! 
 
So if you've taken care of this step - good for you! If you haven't - don't worry! Whether you have a preference for a certain financial institution, or would like Wendy to assist you, she is now is a registered mortgage agent (M09001083 ) and is ready, willing and able to help you get the best terms and rates.
 
 
Let's go Shopping!
We'll use the technology available to us to its best advantage.  Wendy will set up one or multiple searches for you depending on the type of property you are looking for and the neighbourhood you want to live in.  She does this thoughtfully and always tries to weed out listings that may fit a certain criteria but not others.  You are also welcome to search for properties on mls.ca or other available websites.  Just bear in mind that they will never be as up-to-date as what you will received from the TorontoMLS system of the Toronto Real Estate Board.
 
As and when you see properties that interest you Wendy will set up appointments and itinerary and off you go...if you are lucky the weather will be great and you can ride in her travelling office with the top down!
 
Making an Offer! 
Wendy will stick by you like glue to the end and beyond!  She'll help you to understand financing, home inspections, lawyers, insurance, contractors for work you'd like to do, etc.  Need a referral for any of these...just ask!  Wendy hopes that by then you will have established a long-lasting relationship for years to come!
