Getting tired of contacting dozens of REALTORs® to find out about homes, whether you've seen a property on the street, in the newspaper or online? Stop! Buying a home doesn't have to be like a trip to the dentist! In case you didn't know, all agents cooperate with each other under the Multiple Listing Service® (MLS®).

Did anyone ever explain to you how the MLS® works?

There are two broker parties to a home that is put up for sale: The listing broker (the company/agent who has their sign on the lawn and represents the seller); and the cooperating broker. The cooperating broker represents the buyer, and can be that same agent who has his/her sign on the lawn, it could be a colleague from within that agent's office, or it could be another agent from a different company who shows the property and could bring an offer to purchase from his/her clients. Listings are placed on the database of the MLS® in Toronto through the Toronto Real Estate Board and in other towns and cities in Canada and the USA. You can search properties throughout Canada on MLS®.ca or REALTOR® .ca and in the US on REALTOR®.com. There are also tons of other sites available for searching homes but the official sites of the various real estate boards are MLS®.ca and REALTOR®.com. They will always be more up to date than any others. The MLS® service is the envy of real estate professionals around the world as there is nothing else like it!

This makes for a process that is really quite civilized and provides a lot of choice in the marketplace. You can do it yourself or have someone like Wendy do the legwork for you – someone who represents your interests, finds and shows you homes, eventually puts together an offer and negotiates it on your behalf. The Toronto Real Estate Board has undertaken a project to separate the areas covered by our association into municipalities, districts and even neighbourhoods to help make your search for a new home even easier and more comprehensive.
