Since you are here, it's obvious you love the Internet as much as I do, so lets put it to good use for both of us! With the convenience of e-mail and a cell phone, I am reachable pretty much at any time. Lets face it though, we're all busy so lots of our initial discussions can occur right over the Net! It's important in the beginning for me to find out what your needs and wants are to start the process. I can make suggestions regarding neighbourhoods, types of properties, mortgage lenders and more to help you find the right home for you within your budget. We'll also talk about how you can buy a home without paying a real estate fee (Yes, that's right... one of the few "free things" left in life!). We'll also talk about how buying real estate in Ontario works and about the Law of Agency (having your own agent represent your interests) works. We'll discuss your mortgage options and how important it is to be pre-approved. This will help us to determine if we can work together effectively and productively to ensure your complete satisfaction.

Contrary to what a lot of people may tell you, this is the first, most important step to take when you've made the decision to buy a home... well, actually, contacting me was, but I'll be modest. :) Seriously though, going to and fro and looking at houses before you've been pre-approved is kind of like shopping for a car before you know how to drive! Pre-approval is a two step process - you qualify, based on your income, credit rating, financial obligations and down payment, then later, the home you wish to purchase is qualified as well. It's so much better when you can be relaxed because your financing has been arranged. This means you won't have to scramble to secure a mortgage when you see a home you love! You never know, someone else might snatch that dream home while you are making last minute, rushed mortgage arrangements. There's nothing like crossing the Ts and dotting the Is before we get started! So if you've taken care of this step - good for you! If you haven't - don't worry! Whether you have a preference for a certain financial institution, or would like an independent broker to shop around for you, I've got contacts everywhere, so do not hesitate to ask me for a referral to one of many competent colleagues in the business, or check out my links' page.
Receive up-to-the-minute information and photos about available listings right in the comfort of your own home, or your workstation at the office! How cool is that? That's right, through a program that realtors associated with the Toronto Real Estate Board use called Toronto MLS®, I can set up searches which incorporate your criteria, areas of interest and price range. Presto! Once a day the computer will search out prospects that may be suitable for you and send them right to your mailbox! I can also show you different real estate sites and how to search properties for yourself. Armed with real time information about what's available, we can organize an itinerary of properties that interest you, make some appointments and go have a look!
When you see something you like and decide you want to buy it, I'll draw up the necessary paperwork (unlike a lot of agents, I don't delegate that task to secretaries or assistants - remember, I've been there myself!). I'll then e-mail or fax it to you for your review - the documents are complex, but do make sense. We can conference call or sit down together and go through them before you sign on the dotted line.
I will stick by you like glue to the end and beyond! I'll help you to understand home inspections, lawyers, insurance, contractors for work you'd like to do, etc. Need a referral for any of these?
